Construction Property Management

3C offers two types of management when handling remodeling or reconstruction project: General Contracting and Construction Management. As either a General Contractor or Construction Manager, they follow a simple 3-phase process: pre-construction, production and closeouts.

Pre-Construction: planning and cost estimating, creating a schedule and budget, choose subcontractors and vendors

Production: site supervision, quality control, schedule and budget maintenance, weekly progress report

Closeouts: punch list execution, warrantee collection, project review and approval

The General Contracting Services include 3C management fee and a percentage of the project total to cover insurance and administrative costs. With Construction Management Services, the client pays all of the subcontractors directly - including the 3C management fee-saving the owner on overhead cost. For both General Contracting and Construction Management, 3C coordinates and supervises the phase-by-phase process always performing in the owners best interest. They protect the schedule, budget, and quality of each project as if it were their own.
